Thanks, policemomma1, for the question. I don’t know the laws in Maryland. You have to check it out. But to answer your question in general, the document is legal. But not recording it may cause problems in the future. Documents that are recorded first usually have priority over other documents of the same type. If another quitclaim deed is executed after yours and is recorded BEFORE yours, then that recorded deed may receive priority over yours. Record it to cover yourself.
I live in Maryland, USA thanks. I also wanted to ask you. If my mom and I do a quitclaim deed between us. And have it noterized. But not recorded is it still legal?

dialing for dollars and sifting threw my county auditors records online it displays in detail all real estate transactions for the past 4 or 5 months. The daily conveyances shows what type of transfer took place for instance or who paid what great for finding buyers mostly it is a pain im pretty new to investing im sure they have paid services with the same info
I think it would be a waste of time to be honest with you. I think it would be better to look for “lis pendens”, or foreclosures, divorce filings, probate filings, etc. The quitclaim deed is a common document and you may be spinning your wheels trying to sift through these documents. How are you finding you deals now?
